Step 1: Decide to Sell

When you finally decide that it's time, you probably want to get as much money as you can for your home. We all do. What is the right price? You might be thinking about when might the right time be to list the house. Should we wait for the flowers to bloom in May or is there a better time of year? Is it still a Seller's market? Your friends all have conflicting answers. Who could you call to get honest answers to your questions?

Step 2: Hire an Agent

There are thousands of real estate agents, so how do you chose one that’s right for you?

You have to pick carefully. They will be acting as your representative and you will need someone to look out for your best interests. You will need someone that you can trust and someone who understands what you want.

Here are a just a few ways to look for a neighbourhood Realtor:

  • Jot down some names and numbers from local For Sale signs in the neighbourhood
  • Ask friends and family for a recommendation
  • Visit one of the local offices in your area

Interview a few if you are uncertain.  Dont just take the highest price.  Often if it's too good to be true it probably is. Ask lots of questions. How well does you know the area? How long have you been in business? Step 3: List your Home

So now more than ever you need a knowledgable realtor. Step one is to select the price that accurately reflects the market conditions in your community taking into account the size and upgrades in your home. Lots of factors go into selecting the right price and with the 60 plus years of combined experience we at the KLOET - SCHURINGA Team can assist and guide you in this important decision. Too high and you just help sell the neighbours home.  Too low and you leave too much money on the table. A CMA ( Current Market Evaluation) showing recent sales, current listings and homes that were on the market but did not sell.

Once the listing paperwork is done, the marketing plan comes into effect. The details of your property (listing details) are posted on various Multiple Listing Service (MLS) boards and other realtors all begin the process to finding a buyer. Behind the scenes, the marketing team prepares the internect copy, Virtual Tours and colour photography, Feature sheets and local promotional material. Step 4: Receive an Offer

Not all offers are equal and that’s where your real estate agent comes in. They will help you get to know the terms and conditions regarding the price that the buyer wants to pay, financing conditions, or other things like inclusions and exclusions that the buyer wants to make.

Not only is it about the price of the home, but you have to carefully look at the other details included in the sale. Appliances, chandeliers, or even minor renovations can also be part of the deal. Shorter or longer closing dates can also be specified by the buyer.

If there is something in the offer that doesn’t satisfy you, counter offers or negotiations can also be presented to help get you what you want.

Step 5: Close the Sale

There will be closing costs associated with the sale that need to be paid either by or on the closing date. It can include mortgage application fees, inspections, and legal fees. But once that’s taken care of, you can pass your old keys to the new owners. Congrats!
